Secret twist

Today we look at a summarised checklist highlighting what you will need to buy a home but with a secret twist.    

To buy a home you are going to need firstly – 

Someone to complete market research - You can do this yourself or you have the choice to engage a buyers’ advocate or professional representative to help you research the market. 

After that you’ll need A banker or finance - Whether one of the big four banks, a smaller bank or alternative lender either directly or via a broker money is going to be a must to complete any sale.       

An accountant - Some would argue there is no need to engage an accountant, but for me it’s a must to ensure you set everything up correctly and you get absolutely everything you can out of the purchase.   

Then you’ll need someone to negotiate the deal - Whether a private sale, auction, tender or another selling method, you can either look after yourself here or engage a buyers representative to act on your behalf.       

And finally you’ll need a conveyancer or solicitor - Once the purchase is agreed to you will need to look towards settlement  via a solicitor or property conveyancer.  Once you reach this stage you are close to the finish line.  

That’s the list but here is the secret twist. 

Think long term, imagine you are going to purchase dozens or more homes over your lifetime.  Some of you definitely will do so.  Pick people and companies who you believe you could work with forever.  Pick the people first and the deal second. 

For example if you have 5 bankers and they are all different prices, don’t necessarily always default to picking the cheapest.  Yes, the deal must be commercially competitive but pick the person first and the deal second.  I would always take the 2nd or 3rd best out of 5 if I felt more comfortable with that person or company.  I have had the same banker, the same solicitor, the same accountant for 15 years.  Why because we have always worked well together as a team and they are all very good people looking after my best interests. 

Over time this process will deliver huge discounts in ways that is very hard to write on a piece of paper or calculate on a spreadsheet.  I always work with people first.  Keep the deal keen but look to the best people.  Follow this secret twist and you will have a much better long term experience hands down.
